Maintaining your fire rated doors

Fire rated doors are integral components of any passive fire protection design in the built environment.

As a result of regular use by building occupants and visitors the performance of fire doors can be compromised, making them less effective in the event of a fire.

Under UK statutory law, fire doors must be maintained as stated in The Regulatory Reform (Fire Safety) Order 2005 You are here: UK Statutory Instruments 2005 No. 1541 PART 2 Article 17 “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair”.

However, there are some visual checks every building manager should carry out:

  • The fire rated glass and glazing beads should be checked for signs of cracks and damage
  • Mounting and assembly bolts are not missing or loose
  • Open and close the fire rated door and inspect for any indications of damaged parts and make sure that the door can fully close.
  • Door frames must be firmly attached to the wall and free from damage.
